Terms of Service

Based on a foundation of over a decade of real estate sales, photography, and marketing experience, our photographers and staff are trained to deliver engaging marketing solutions to our clients for the purposes of selling homes, increasing loyalty, and building their brand.  In order to deliver a consistent, affordable, and quality service that is delivered in a timely manner, our terms of service are as follows:



It is expected the subject property to be in photo-ready condition upon the arrival of the photographer, and the photographer will photograph/film the premises in as-is condition.  In addition, all animals/pets must be restrained during the appointment.  Due to limitations of time restraints and liability reasons, our photographers are not permitted to assist in the prep of the property, including but not limited to, cleaning and moving furniture or other personal belongings.  If the photographer is delayed or if the property is unable to be photographed, the Client may be subject to additional charges.



It is the Client’s responsibility to reschedule or cancel an appointment during inclement weather.  Due to the risk of damaging equipment, the photographer will not take exterior photographs during severe weather (at the photographer’s discretion).  The photographer will proceed as normal during fog, snow, overcast skies, light wind, or light rain, unless otherwise instructed by the Client prior to the appointment. 



Our photographers follow a basic shot list for every property, which includes the exterior structures and land areas, as well as finished interior rooms and spaces.  Composition, lighting, exposures, and other creative aspects (including the number of shots per room/area) are at the photographer’s discretion unless previously agreed upon.  Due to the infinite number of possibilities, we do not attempt to specifically capture any particular feature, fixture, or finish.  While it is our intent to deliver the best quality images, the photographer may omit certain areas, angles, or rooms from the shot list if necessary.  Examples of items not in our basic shot list may include unfinished areas, garage interiors, regular-sized closets, lighting fixtures, flooring, laundry shoots, landscaping, closet doors, hallways, personal property, etc.  NOTE:  We are happy to accommodate most requests for items not included in our basic shot list if such a request is made prior to the appointment.  To maximize efficiency and keep our staff on schedule, appointments will be limited to 80 photos.  Any additional photos will incur an additional photo fee.  


Photos – delivered the next day, typically before noon.

Floor Plan – delivered the next day, typically before noon.

Aerial Services – delivered the next day, typically before noon.

3D Tour – delivered the next day, typically before noon.

3D Schematic - delivered within 2 days.

Video Services – delivered the next day, typically before noon.

Premium Editing Services - delivered within 2 days.


Cancellation requests must be received 8 hours prior to the appointment, or Client will incur a Cancellation Fee. Reschedule requests will not incur any fee.  For more on this, please see "PAYMENT".



We provide services in the following markets:  Champaign/Urbana, Bloomington/Normal, Springfield, Decatur, and Peoria.  Locations more than 10 miles outside the center of these markets may incur a Travel Fee.


Services will not be delivered until payment is made.  Payment is due irrespective of whether the Client intends to or makes use of said services.  Payment becomes due in full once the appointment time begins with no regard to the delivery of services.


Return Trip Fee = $35

Cancellation Fee = $50

Delay Fee = $35/hour

Additional Photo Fee = $1 per photo.

Floor Plan Overage Fee = per finished square foot over 3,000.

3D Scan Fee = 50¢ per scan over 60 scans.

VARIABILITY:  Prices are subject to change without notice.


Due to the risk of damaging equipment, the Remote Pilot will not fly the Drone in the rain, mist, fog, wind over 20mph, freezing temps, and snow.  The Remote Pilot is also unable to fly in restricted areas such as permanent and temporary no-fly zones.  The Remote Pilot is authorized to fly above the subject property, public roadways, and public property only, and must stay below 400 feet above ground level at all times. 



Our field staff will take measurements of the subject property’s exterior for calculating overall square footage and interior measurements for room dimensions.  While it is our intent to provide an accurate depiction of the property, our Floor Plans are for marketing purposes only and we make no warranties or guarantees as to the accuracy of the measurements or dimensions.  We do not measure exterior spaces such as patios, porches, decks, sheds, etc unless specifically requested prior to the appointment.


Our field staff will scan the property in as-is condition.  Since the camera turns 360º during each scan it is imperative the entire property is prepared prior to the appointment.  If a schematic is ordered, the SQFT calculations will be created using interior floor space.  Due to a change in Matterport Services, our 3D Tour Links now stay active for a limited time (6 months for residential sales and 1 year for commercial tours).  Customers are able to renew the links for a renewal fee of $60 for 6 months or $120 for one year.  


Services for commercial properties will be quoted individually based on an hourly rate and will be billed as such.



All delivered services shall remain the exclusive property of our company unless waived by an amendment to this agreement.  We provide a limited license to our Clients for the purposes of advertising the subject property for sale or lease and for our Clients’ portfolio.  Services produced by our company may be uploaded to any web platform and its affiliates for the promotion of the subject property.  Our company reserves the right to use our created services for advertising, display, publication, or other purposes.  For commercial licensing, please contact us directly. 



Client will indemnify and defend our Company and it’s staff against all claims, liability, damages, costs, and expenses, including reasonable legal fees and expenses, arising out of the creation or any use of the services or materials furnished by Client. It is the Client's responsibility to obtain the necessary model or property releases and ensure they are full effect and in force. 



If parties are unable to resolve the dispute by negotiation, either party may start mediation and/or binding arbitration in a forum mutually agreed to by the parties.  Any claim or litigation arising out of this Terms of Service may be maintained only in courts physically located in Ford County, Illinois, and the parties hereby consent to the personal jurisdiction of such courts.  In the event of any litigation arising out of or relating to this Terms of Service, the prevailing party shall be entitled to recover its attorneys’ fees incurred in the litigation.
